Staging does exactly what it implies...it creates a positive and emotionally compelling experience for the buyer. This is done in much the same way that an artist creates a painting or a sculpture - through the combined use of fragrance, texture, color and light. Staging allows a property to tell the
buyer a story about its unique features, its practical uses, its beauty and its potential. The buyer's brain does the rest of the work. The buyer may not remember the price or square footage, but they will remember the story of what their life could be like, living at that address.
When we look around our home, we interpret it through the lens of a life we've known there. But buyers will see your property from a completely different point of view. The very features that help you feel comfortable and relaxed in your private spaces may translate as dated or cluttered, to a buyer.
The majority of the population thinks in very concrete terms and may not have the ability to visualize a home beyond its present condition. Rooms designed for dining and sleeping appear to have an obvious function. But when a buyer walks in, and they feel like the home should be featured on the cover of a magaizne...it will sell faster and for a higher price.
Cleaning and Repairing Damage
Never underestimate the power of a clean and well maintained space. A tiny powder room will feel like a bonus, when it is immaculate. Dirt, dust and grime will cause a buyer to perceive even a newer home as dated. However, an older home can feel move in ready, when it is sparkling clean and everything in it is in good working order.
Cleaning and repair is especially important to selling a home where there has been neglect, due to illness, hoarding, pets, or less than ideal tenants. Pet damage and odors will repel buyers, as opposed to enticing them in. Damaged walls and woodwork, loose cabinet doors, missing hardware, windows without screens - these are all red flags to buyers that the house is in disrepair and may have serious issues they cannot see. This also applies to the yard areas. Most often, the front and side yards are a buyer's first impression of a property.
